This unique, architecturally designed property boasts a high standard of fixtures and fittings throughout and has been strategically designed to take advantage of the natural light and outlook over the River Nidd with the everyday living accommodation on the upper ground floor and the bedroom accommodation to the lower ground floor. The stylish kitchen features quality Bosch appliances and each en-suite bathroom boasts Villeroy and Boch sanitary ware and contemporary fittings: the final touches are lavishly put together to a professional interior design level. Every detail of Priory View has been carefully considered to maximise space and natural lighting with the aim of providing a property comprising state of the art eco credentials including eco-friendly bamboo flooring, PV Panels and Air Source Heat Pump, enabling the property to exceed standard building regulations and reach a predicted EPC rating of A+ making it one of the most energy efficient houses in the district.. The property fronts onto Abbey Road allowing lovely riverside walks on the doorstep with the additional benefit of the picturesque market town centre being within a short walk, providing a variety of everyday facilities including a good selection of shops, restaurants and schooling facilities, including the popular King James’ Grammar School. The town also has a useful railway station, which provides services to Harrogate, Leeds and York.
KNARESBOROUGH
Knaresborough is a historic market town situated 3 miles to the east of the cosmopolitan spa
town of Harrogate. The famous castle, built by a Norman baron c. 1100 and largely destroyed by Parliamentarian troops in 1644, is set on the cliff overlooking the river Nidd. Knaresborough is town which seamlessly blends two aspects; the beautiful river Nidd meandering under the impressive railway bridge with boats to hire, and the bustling market town. The town enjoys a café culture
with a good choice of both national outlets and independent retailers, many of which are located in Knaresborough’s famous market square. For the commuter, there is nearby access onto the A658 southern bypass which in turn gives easy access onto the A1(M) and the railway station gives direct access to Harrogate, Leeds, York and London.

THE PROPERTY
Priory View is a sumptuous newly built home finished to a superb standard and offers an impeccable fusion of a traditional house with well-planned modern accommodation. From the entrance hallway, the attention to detail is evident with a bespoke oak staircase, decorative chandelier and herringbone bamboo flooring. The hallway takes you straight through to the open and spacious bespoke kitchen, the heart of the home, which boasts high quality BOSCH integrated appliances. In the open plan dining kitchen, the interior design elements to the property can be seen in the 4m high feature wall with painted open shelving, decorative lighting and feature clock. Separated by a half wall and a step down is the family area with large windows positioned perfectly to take in the uninterrupted views over to Birkham Woods. Bifold doors and a continuance of the porcelain limestone effect tiles within the kitchen offer a seamless transition out onto a private terrace offering stunning views and a glass balustrade with stairs leading down to the rear garden. The upper ground floor also offers a separate sitting room which provides access to a study located behind a hidden door within the feature panelled wall. A separate pantry can be accessed from the kitchen, with a WC and boot room from the hallway complete the upper ground floor.
To the lower ground floor is a large and spacious central hallway with access to the rear garden, leading to the generous master bedroom with a grand en suite bathroom featuring a double sink, wet room style shower and a freestanding bath.
